| 2. | At the time of reservation, a 50% down payment is required by Visa, MasterCard or check. The balance is due at check-in. A Visa or MasterCard # will be kept on file in lieu of a deposit. A 90-day cancellation notice is required prior to the date of arrival for a full refund minus a 3% fee. We realize situations change and emergencies occur. Therefore, if you must cancel after the 90-day deadline, your 50% will be applied to a future reservation for up to one year. Sorry, no refunds for the one year grace period or for early departures. Monthy rental payments are by cash or check only. |
| 3. | Maximum number of occupants in a two-bedroom condo is 6 and a maximum of 8 for a three bedroom. All units are smoke-free with smoking allowed only on the balconies. |
| 4. | Each unit offers a fully equipped kitchen including a dishwasher, disposal, refrigerator-freezer with icemaker, microwave oven and full-size washer and dryer. Rates include utilities, linens and towels. All condos have cable TV and private balconies. Our entrance is gated with parking under our building. One assigned and one guest parking space is provided. Sorry, no boats or trailers but rental parking sites are available throughout the Island. We require the laundry be washed and dried before checking out. If you prefer, housekeeping will do the laundry for a charge of $15.00 for a two bedroom and $20.00 for a three bedroom. Please request this service at the office. |
| 5. | Outdoor amenities include an oceanfront outdoor heated pool, sundeck, private boardwark to the beach and an outdoor tennis court. A superb 27 hole public golf course is practically a walk away. Fish in the surf or off the 1500 foot fishing pier at Fort Clinch State Park. Charters are available for deep-sea fishing at the Fernandina Marina. Tours, shopping and excellent restaurants can be found in the downtown historic district. |

| 7. | Only the electric type barbecue grills are allowed. |
| 8. | All rates subject to tax and price changes. |
| 9. | If your reserved condo becomes unavailable for rent for any reason, management will attempt to find a suitable alternative. If no alternative can be found, your prepayment will be returned with no further obligation to either party. |
